The agreement you sign is what governs. This page is a plain-English summary written so you can read it before you talk to us. Where this page and your signed service agreement ever disagree, the agreement wins. Tell us and we will fix the page.

The missed-night guarantee

If we miss a scheduled night, that week comes off your next invoice automatically. You do not have to notice it, ask for it, or argue about it, and in most cases we will have told you before you walked in. Because we bill a month ahead, every invoice also reports the month just gone, so a credit is never more than one invoice away.

Your monthly invoice leads with attendance rather than the total: how many of the scheduled nights were actually worked, with any missed night shown and the credit already applied. We would rather hand you the bad news on the first line than bury it under a number.

Price and term

How the price is setBy walking your building and counting the hours the work honestly takes, then pricing the labour. Not by square footage.
What it includesA fixed monthly price. We supply and guarantee every cleaning chemical, liner and piece of equipment. You buy your own restroom paper, hand towels and soap, and we restock whatever you provide. No per-visit extras, and nothing that moves with your headcount.
ChangesIf the building changes, or you want work added or dropped, we reprice it in writing before anything changes.
BillingMonthly in advance, net 15. The invoice for each month also reports the month just finished: how many of the scheduled nights were worked, with any missed-night credit already deducted.
Ending itTwelve month agreement, with thirty days notice either way at any time. No penalty and no auto-renewal.

A contract that locks you in is a contract that stops us having to earn the month.

Supplies and equipment

The most common argument in cleaning contracts is who buys what. Ours is written down before you sign.

Equipment stays with us. We bring what we need and take it away again. If at some point you offer us a cupboard, that is a conversation for after you know us, in writing, with a list of what is in it. We are not going to ask a building we have just met for a key to a store room.

The annual adjustment

Your price is fixed for the twelve months you signed for. After that it moves once a year, on the anniversary, and we would rather you knew the rule now than met it on an invoice.

The thirty day notice runs throughout. If an adjustment is not worth it to you, that is a fair reason to leave and we will not argue.

Keys and access

We work when the building is empty, which means we usually hold a key or a code. That is exactly the thing you should ask hard questions about, so here is the policy in full:

Confidentiality in your building

This matters most in medical, dental and professional offices, where our people work at night around charts, screens, files and post. The rule we hold our own staff to:

Insurance

No one sets foot in your building until you are holding a certificate of general liability insurance naming your company as additional insured. That is a precondition of the first visit, not a form you chase afterwards. Ask at the walkthrough and we will show you exactly where you will be named.

There is no cleaning licence in Massachusetts, for us or for anyone else, so we will never tell you we are licensed. If a competitor does, ask them which board issued it.

If something gets broken

Tell us and we will make it right. We would far rather hear it from you than have you decide quietly that we are not careful. Anything we break, we report to you ourselves, on the night it happens, before you find it.

What we do with your details

Two forms on this site collect information about people: the walkthrough request, and the job application. Neither one feeds a mailing list.

If you ask for a walkthrough

We collect your company, your name, phone, email, the building address and town, roughly how big it is, how many nights you want, who cleans it now and when that contract ends, and what your current company gets wrong.

We ask about your current cleaner because the end date of your existing contract is the difference between us calling you at a useful moment and a useless one. That answer stays with us. We do not repeat it, and we do not use it to approach anybody else.

If you apply for a job

We collect your name, phone, email, town, your experience, which nights you can work, whether you can lift, whether you have your own car, and why you want the job.

We do not ask about criminal history on the application, and we never will. Massachusetts law forbids it on an initial written application, and our form rejects it even if you volunteer it.

A CORI check happens later, on the official Massachusetts form, with your separate written consent, before any key is issued. Never before that, and never on a form of our own invention.

There is no unpaid trial shift. Every hour you work for us is paid, and everyone is a W-2 employee, not a 1099 contractor.

Where it goes, and who can see it

FontsLoaded from Google Fonts, so Google receives your IP address when the page loads. That is true of a great many sites, and we would rather say so.
TextsSent through Twilio. Emails through our mail provider.
NeverSold, rented, or shared with anyone for marketing. You will not be added to a mailing list.

There is no analytics on this site. No Google Analytics, no advertising pixels, no tracking cookies, no session recording. We do not know who you are until you tell us.

Keeping it and getting rid of it

We keep walkthrough requests while there is a realistic chance of working together, and job applications for a year in case something opens up. After that they are deleted.

Ask us at any time what we hold about you and we will tell you, and ask us to delete it and we will, unless we are keeping it because you are a client and the law requires it. Text or email and say so. There is no form.

Who we are

Blue Hills Services is the trading name of P&T LLC, a Massachusetts limited liability company based in Canton. Anything that creates a legal obligation, including your service agreement and your invoices, is in the name of P&T LLC.
